Section 2 of the Sarawak Land Code 1958 (Chapter 81) provides that a document of title means a grant, lease of State land, occupation ticket or other document evidencing title to land whenever issued, but does not include a licence, permit or caveat. This document of title also includes the document of title which was issued prior to the enforcement of Sarawak Land Code 1958.
 

          In the event the registered proprietor loss his issue document of title, the registered proprietor together with other persons, if any, having knowledge of the circumstances is required to make a statutory declaration as to the facts giving the names and descriptions of the registered proprietors and particulars of all charges or other dealings affecting the particular title. The Registrar of Land and Survey before issuing the new issue of document of title shall give at least one month’s notice his intention to do so. The said notice shall then be publish in the Gazette.

Both Print out of Title and Extract of Title is NOT a copy of document of Title.

    There are two types of land title information available for purchase, which is print out of title and extract of title. The differences is print out of title shall be made available to the purchaser once the payment has been successfully done, whereas the extract of title requires the Registrar of Land and Survey to compare the digital information with the information contained in the said land register folio kept in the Strong Room. If the Registrar satisfied that all information is identical and correct, he shall endorsed and signed on the Extract of Title. Both Print out of title and Extract of Title is NOT a copy of document of Title.

Extract of Title

The Registrar may (in his discretion) issue Extract of Title. It is issued upon application of the registered proprietor or other interested person who requires such extracts as evidence in Court or issued for any other purpose in respect of which an extract is considered necessary. Extract of Title consists of Land Description (Lot, Block/ Section, Land District), Map Sheet Number, Area, Annual Rent, Term of Title, Commencement & Expiry Date, Classification & Category of Land, Date of registration, Locality of Land, Special Conditions, Registered Proprietor (s)[includes share, ID & capacity (if any)], Current Encumbrances, Limitations, Easement & Annotation and Remarks Column.
